Overview
Al Stemp is a partner in the Real Estate Practice Group in the Los Angeles office of Kirkland & Ellis LLP. Al represents leading private equity funds, institutional capital sources, hospitality companies, REITs, data center developers and retail operators, among others, in connection with their investments across all commercial real estate asset classes, including, data centers, industrial, office, multifamily, hospitality and retail.
Al advises clients in structuring and negotiating partnership and joint venture agreements for all types of investments in commercial real estate assets and related debt instruments, including, development deals and preferred equity structures. He regularly works on data center development matters including powered land purchase and sale, leases/customer contracts and financing. Al handles acquisitions and dispositions across real estate asset classes ranging from single asset to large portfolio deals, whether as standalone transactions or as part of broader M&A, rollup or reorganization deals. Al regularly represents borrowers and lenders in all types of real estate finance transactions, including single and multitranche mortgage, mezzanine and construction loans in the debt fund, securitization, balance sheet and syndicated markets. Al also advises clients in connection with the purchase and sale of performing and distressed real estate debt instruments.
Al was recognized in the 2016–2025 editions of Chambers USA for Real Estate in Southern California. In the 2025 edition, a source noted he “is a great, commercial attorney whose focus is getting the deal done in the most efficient way.” Al has also been a regular speaker at various real estate industry conferences on topics including the real estate finance markets and joint venture issues and trends.

Representative Matters
Confidential private equity fund in its acquisition of the majority ownership interest in a portfolio of 30 senior housing and assisted living facilities across the United States, including the formation of a platform joint venture and financing.
Hudson Pacific Properties on securing a $285 million commercial mortgage-backed security (CMBS) loan to refinance its Amazon-occupied office tower located in Seattle, Washington, which is owned in a joint venture between Hudson Pacific Properties and the Canada Pension Plan Investment Board.
CyrusOne on a $7.9 billion U.S. warehouse facility and $1.8 billion revolving credit facility, bringing the total debt capital raised to approximately $9.7 billion.
Hudson Pacific Properties in its $700 million sale of an office campus in West Los Angeles to UCLA.
TPG Real Estate on its joint venture with Digital Realty (NYSE: DLR), the largest global provider of cloud- and carrier-neutral data center, colocation and interconnection solutions, in which TPG acquired majority stake in three stabilized hyperscale data centers in Northern Virginia and the related financing thereof. The three hyperscale data centers were contributed to the joint venture at an aggregate value of $1.5 billion.
TPG Real Estate Partners in connection with the acquisition and financing of various operating and development life science assets in the South Eastern U.S. with a total value in excess of $250 million.
Carlyle Global Credit on the acquisition and financing of iStar Inc.’s net lease business for an enterprise value of approximately $3 billion consisting of more than 220 assets in 25 states.
TPG Real Estate Partners on its acquisition of Cinespace Studios in Chicago and Toronto. Cinespace is the second largest independent sound stage platform in North America with best-in-class studio campuses.
Hudson Pacific Properties in a joint venture with CPPIB to acquire an office building in Seattle for a purchase price of $625 million.
National Realty Trust and its subsidiary, KCP RE LLC, on $640 million refinancing a portfolio of 549 childcare centers.
Hudson Pacific Properties alongside Blackstone on the plan to create a major new centre for film, TV and digital production in Broxbourne, Hertfordshire. The acquisition, with an expected total investment of over £700 million, will be the partners’ first expansion of their Sunset Studios platform outside of the US.
