Overview
Andy Van Noord has extensive experience representing clients in complex real estate transactions, focusing on forming and structuring private real estate funds, including open-end and closed-end real estate funds. He also represents clients in the formation of club vehicles, separate accounts, joint ventures and preferred equity, as well as in acquisitions, dispositions, financing, development and M&A transactions involving real estate and real estate-related businesses. Andy has been recognized as a Rising Star by Texas Super Lawyers (2016–2022).

Representative Matters
Since joining Kirkland, Andy has been involved in the following matters:
- Buyer in acquisition of a controlling interest in $1.2 billion portfolio of net-leased hospitals located in Utah and $770 million financing.
- Blue Owl in $192 million sale-leaseback with Western Digital and financing of a semiconductor manufacturing facility located near San Jose, California.
- Buyer in $224 million sale-leaseback of portfolio of life science and agricultural facilities.
- Seller in $39 million sale and partial leaseback of industrial property located in Texas.
- Buyer in $26 million acquisition of industrial property located in Texas.
- Varde Partners in connection with the acquisition of two master planned communities.
- Braemont Capital in its growth equity investment in Vixxo Corporation, a leading provider of tech-enabled facilities maintenance services.
- Machine Investment Group in the formation of a real estate investment platform and their inaugural fund vehicle, Machine Real Estate Fund I. The fundraise included commitments of $245 million and over $60 million in co-investments.
- Related Fund Management in the formation of a real estate credit investment fund with more than $790 million in commitments.
- Real estate private equity fund in the formation of numerous joint ventures for the acquisition of assets across the United States.
- Private equity firm in a platform joint venture with a sovereign wealth fund, under which the members made aggregate capital commitments of $300 million.
- Investment firm in an $850 million joint venture for acquisition and development of build-to-rent projects.
- Investment firm in a $230 million joint venture and loan for acquisition and development of planned community in Arizona.
- Blue Owl in $15 billion acquisition together with GIC of STORE Capital Corporation (NYSE: STOR).
- Buyer in $169 million fee and ground lease acquisitions of industrial properties located in Texas.
- Buyer in $45.5 million acquisition of industrial property located in Texas.
- Starwood Capital on the intention to launch a Public Takeover Offer for CA Immobilien Anlagen AG.
- Trive Capital Partners in the formation of NuBridge Commercial Lending, a real estate platform focused on making first-lien, short-term bridge loans for commercial and multifamily properties across the United States.

Fund Formations
- Advised Greystar Real Estate Partners, LLC in the formation of Greystar Growth and Income Fund, LP and in a number of related transactions culminating in the acquisition of Monogram Residential Trust, Inc. (a publicly traded REIT based in Plano, Texas), an owner, operator, and developer of luxury apartment communities with a significant presence in select coastal markets, in a transaction valued at approximately $4.4 billion, including the debt assumed or refinanced in connection with the transaction.
- Advised Kildare Partners US, LLC in the formation of Kildare European Partners II, a $2 billion real estate investment fund focusing on opportunities in Europe for direct investments in commercial real estate or performing or distressed commercial real estate loans.
- Advised Kildare Partners in connection with the formation of Kildare European Partners I, L.P., a real estate investment fund, which has received approximately $2 billion in equity commitments, focusing on distressed real estate related opportunities in western Europe.
- Advised Whitman/Peterson Partners in the formation of a GP coinvestor fund to acquire and develop senior housing developments in the U.S.
- Advised Whitman/Peterson Partners in the formation of a GP coinvestor fund to invest in a multifamily developer.
- Advised Thackeray Partners L.P. in connection with the formation of Thackeray Partners Realty Fund IV, L.P., a $300 million real estate fund focusing on multifamily rental apartments, industrial warehouses and retail centers throughout the U.S.
- Assisted Rockpoint Group with the formation of Rockpoint Real Estate Fund IV, a real estate investment fund, which has received more than $1.95 billion in equity commitments.
- Advised DivcoWest Real Estate Service, Inc., in connection with the $976+ million formation of DivcoWest Fund IV, a real estate fund focusing on office and research and development properties throughout the U.S.
- Advised DivcoWest Real Estate Services, Inc., in connection with the $870+ million formation of DivcoWest Fund III, a real estate fund focusing on office and research and development properties in technology-driven markets throughout the U.S.
Joint Ventures
- Advised Whitman/Peterson Partners in its formation of a coinvestment partnership with Autocamp to acquire and develop outdoor lodging properties, primarily in the Western U.S.
- Represented TriGate Capital, LLC, in the formation of a joint venture with Copperline Partners, LLC, for the acquisition of the Mayfair Hotel and Spa in Coconut Grove, Florida, and entry into a hotel management contract with Obadon Hotels.
- Represented Greystar Real Estate Partners, LLC in the formation of a joint venture with Rockpoint Group for the acquisition of University View, a Maryland student housing property.
- Advised TriGate Capital, LLC in its formation of a joint venture with Stout Street Hospitality to acquire a 97-room boutique hotel in New Orleans, Louisiana.
- Advised The NRP Group LLC in the formation of a joint venture and subsequent construction loan financing for the development and construction of a 200-unit multifamily project located in Euless, Texas.
Acquisitions & Dispositions
- Advised an affiliate of The Blackstone Group in connection with the sale of the Four Seasons Resort and Club Dallas at Las Colinas, an approximately 420-acre luxury resort, spa, country club, two 18-hole golf courses, including the prestigious TPC at Las Colinas, located in Irving, Texas.
- Represented TriGate Capital, LLC in connection with the sale of a 179-key hotel located in Coconut Grove, Florida.
- Advised TriGate Capital, LLC, in connection with the acquisition of a 90 percent ownership interest in Comerica Bank Tower, an approximately 1.5 million-square-foot, 60-story, Class AA skyscraper in downtown Dallas, Texas, from CBRE Capital Partners.
- Advised Mill Creek Residential Trust LLC and its management team in the acquisition of all the outstanding shares of Mill Creek by the Arizona State Retirement System and the management team.
- Advised ShopCore, an affiliate of The Blackstone Group, in its disposition of the West Broad Marketplace shopping center in Richmond, Virginia.
- Advised Brookfield Asset Management Inc. in its $854.5 million acquisition of a portfolio of office and industrial sites.
- Advised Mill Creek Residential Trust LLC in its sale of a share in a joint venture that owns Walnut Creek Ascent Apartments in California.
